Realtor FAQ

About the gifts

Is a closing gift really worth it, or just another expense?
It is the cheapest lead source in your business. You spent months earning this client's trust, and a memorable close keeps you top of mind when the next house on their block goes up for sale.

Won't this come across as a corporate bribe?
It reads as a personal gift. The keepsakes are curated to the client and their new home, and your branding stays subtle enough that the whole thing feels thoughtful rather than salesy.

Will this actually drive referrals and reviews?
People judge an experience by how it ends. A thoughtful, sensory close gives your client a story worth telling at their housewarming. We cannot promise a percentage, and that psychology is still the whole point of the gift.

What if my client won't like this?
That is exactly why every basket carries a range of treats and keepsakes. With a mix of flavors and gifts, there is something for everyone in the household to enjoy, which is the edge a varied basket has over a single-item gift. Our treats are baked in a kitchen that also handles nuts, so tell us about any allergies and we will do our best to accommodate.

Time, dates and effort

I'm slammed. How much work is this for me?
About ninety seconds. You pick a tier and a vibe, and we handle the sourcing, baking, packaging, and delivery to the closing table, your office, or your client's door.

My closing dates move constantly. What if the date changes?
Everything is baked the morning of delivery, so a moved date just moves the bake. We do ask for at least 7 days' notice, so send us the address as soon as the date is set.

How far in advance should I order?
Please order at least 7 days ahead. That gives us time to personalize engravings and bake everything fresh.

Personalizing and matching the gift

Can I put my brand on it without it looking tacky?
Yes. Add a satin ribbon in your brand color, or engrave your name on the back of the cutting board where it stays present and out of the way.

Can I match the gift to the client or the home?
That is the idea behind the vibes. Pick Modern Farmhouse, South Side Charm, Tech and Territory, or a seasonal basket, and the scent, treats, and keepsakes are chosen to fit the home they just bought.

Delivery and follow-up

Where do you deliver?
Everything is baked in Chicago Ridge and hand-delivered across the greater Cook County area and as far as Joliet. A small upcharge applies to the farther reaches. For closing baskets, enter your client's address as the delivery address so the gift goes straight to their door.

Can I set up reminders so a closing never slips by?
Yes. Schedule deliveries ahead of time and turn on reminder emails, so the next closing is always on your radar.

How do I stay on a client's radar a year after the closing?
That is what the Home-iversary box is for. You pay once at closing, and twelve months later we bake and ship a fresh box of cookies to your client on your behalf, right around the anniversary of their move.

Do you do open houses too?
Yes. Ask about open house treats and pop-by ideas that keep your past clients warm and your pipeline full between closings.

Pricing, money and guarantee

What are my options and what do they cost?
Four tiers: Silver at $179, Gold at $299, Platinum at $599, and the Legacy build-your-own starting at $999. Each comes in a vibe matched to your client's home style.

Are closing gifts tax-deductible?
The IRS lets you deduct up to $25 per client per year for business gifts, and branded promotional items can fall under different rules. We bake, we don't do taxes, so confirm with your CPA. We itemize every order so your receipt is ready.

What if my client doesn't love it?
We stand behind every basket. If something is off, we will fix it or remake it. Your reputation rides on this gift, and so does ours.

How is this different from grabbing something off Amazon?
It is baked fresh by a local baker, curated to the client and the home they just bought, and hand-delivered to your closing. A warehouse box on the porch cannot put your name on the moment the way this does.
